Pine-Hardwood Timberland in Louann, AR!!

The Louann Parcel (#03019-03742) is a +/- 7.35-acre (per tax record) tract of timberland located in southern Ouachita County along the southern portion of Louann, AR (North 33.388892°, West 92.789956°). Most of the topography consists well-drained sloping towards a creek drain that runs through the property.  The land has frontage to the western right-of-way of AR-Hwy 7. The entire tract features a merchantable stand of natural pine-hardwood timber.  According to the USDA NRCS web soil survey, the property is based upon an assortment of sandy loam soils which give the tract a weighted average site index of 89.4 feet for Loblolly Pine (base age 50) for the portion rated.
