The Kings Creek Tract (#03019-03674) is a +/- 393-acre tract of timberland located in southeastern Columbia County about three miles east of Emerson, AR (North 33.107927°, West 93.145477°). Access to the property is excellent with frontage to both County Road 46 as well as AR-Hwy 98. Some utilities exist along these public roads to allow for camp/home site potential within the Emerson-Taylor-Bradley School District.  An intermittent creek system known as "Kings Creek" runs through the property flowing in a northwesterly direction.  A pipe line right-of-way about 20 yards in width bisects the property creating a wildlife opening roughly a half-mile in length!  The property contains several timberland types creating diverse investment potential as well as wildlife habitat.  The majority of the property features nearly 300 acres of well-drained gently rolling hills containing both natural and planted pine stands of various ages; another 70 acres of flatter creek bottoms remain with mostly hardwood.  According to the USDA NRCS web soil survey, the soils consist of an assortment of fine sandy loams, which give the tract a weighted average site index of 89.1 feet for Loblolly Pine (base age 50).  A gated driveway on the east side of County Road 46 leads to a camp site where a 40ft x 40ft concrete pad exists perfect to place a camper or RV on beneath a detached metal carport 25ft x 25ft in size and roughly 15-20ft tall. The electrical provider is Entergy with both 30 and 50 amp outlets; there is a 500 gallon septic tank near the concrete camper/RV pad along with water within the Walker Rural Water Association.  The site also includes another detached metal carport about 20ft x 15ft in size and 10ft in height and a small enclosed metal shed about 9ft x 12ft in size and 8ft in height.  Any loose personal items do not convey with this listing.
