The Rattler Trail – Parcel C (#03019-03564) is a +/- 1,471-acre parcel of timberland located in southern Grant County about eleven miles south of Sheridan, AR (North 34.162609°, West 92.471203°). The topography is fairly flat to gently sloping southwesterly towards the Saline River which runs along the edge of the property for over a mile and a half! Access is excellent with frontage to multiple county roads along with gated timber company woodsroads across the property. Some utilities exist along these county roads to provide for camp/home site potential within the Sheridan School District. A transmission line right-of-way over 50 yards wide bisects the property for over a mile. Some old gravel pits were once used on the property. About half of the property consist of planted pine stands of various ages, roughly a third features more natural pine stands. Stands 76A and 76C will be site prepared in the fall of 2021 and seedlings have been ordered. According to the USDA NRCS web soil survey, the soil composition of the property is an assortment of silt loams
