Land: Mostly woods, with several open areas of about 5 acres. Good size timber throughout the property which has not been harvested in many years. This property has been carefully groomed and improved and opened up to become more useful to its owners. Three contiguous tracts – 9A, 9B, and 16A.

Location: The property is located in the extreme northern portion of Cumberland County, Kentucky, near the southern border of Adair County. This tract is reached by driving on gravel roads approximately 0.9 miles to the southeast from KY 61 (Burkesville Columbia Road). Access to this and any adjoining parcels is protected by a locked gate at what used to be the 1,000-acre hunting club entrance. The town of Columbia, Kentucky, with many stores and amenities, is located just 12 miles to the north.

Cabin: This new-like cabin is being sold “as is” including furnishings, bed, sofa bed, chairs, tables, etc. The dimensions of the cabin are 12’ x 24’ and the deck is 8’ x 24’. Heating is provided by a propane heater, which is included. This cabin has a metal roof. The walls are insulated and paneled.

Bathroom: There is a separate, pre-built, like-new, free-standing bathroom measuring 8’ x 8’ which includes a composting toilet and a sink.

Water: Two small ponds, a very small spring which could be opened up, and a creek along the complete western boundary of this property.

Utilities: There are no utilities available at this remote location.

Restrictions: No use restrictions and no zoning. Each property owner maintains gravel on that part of the access road which fronts on their respective property.

Terrain: The topography is broad ridges and hollows. Much of the property is relatively level, which would allow for even more open areas after clearing the trees.

Hunting and Wildlife: All tree stands and feeders remain on the property. For many years this tract was part of a 1,000 acre hunting club, and only in 2019 was it divided into smaller tracts and sold. In addition to large whitetail deer and some of the largest turkeys ever seen by owners of the properties, they have seen or captured on game cameras black bear and bobcats.

Remote: This property is located about in the middle of the 1,000 acre hunting property. Some owners of the adjoining tracts have brought in a camping trailer. However, the adjoining tracts are generally only visited during hunting season. Otherwise, it appears that no one is usually using any of the adjoining tracts throughout the year, except during hunting seasons.

Recreational Lakes: In adjoining counties, many fishing and recreational lakes and rivers can be easily reached. Examples are: Green River Lake, Dale Hollow Lake, Barren River Lake, Cumberland Lake and River, and Nolin Lake.
